FAQ

  • How much will it cost to build my home?

Construction costs can vary widely depending on multiple factors including location, material cost fluctuations, and what type of finishes you choose. We recommend reaching out to a local builder to understand current and local cost averages, as they will be able to give you a clear picture of the current market in your area.

With that being said, we intimately know the frustrations associated with costs and estimates. We’ve created our Study Plan Sets as a low cost way to get an estimate from a builder before committing to purchasing The Construction Set. The Study Set can also let you learn more about the design and gain approvals from your HOA or city.

  • Do I need to get a building permit?

This totally depends on your location! Most likely, you will have to go through some sort of permit process to build your home. We’ve included details, notes, and specific drawings on our plan sets that are typically needed by local building departments. If your permit requires additional assistance from a professional, we’ve made it easy to consult with our engineering team, who is licensed in all states.

Please note that additional engineering fees are not included in our plan prices. We advise that you consult with a local architect or engineer, as well as the building department with jurisdiction over your project.

  • Are your building plans code compliant?

We take great care in following compliance with the latest International Residential Code (IRC). Although our plans are all IRC compliant, due to differences in geography and climate throughout the United States, each state, county, and municipality has its own building codes, zone requirements, building regulations, and ordinances. Modifications may need to be made to your plan to comply with site conditions and local code requirements.

Additionally, permits and inspections may need to be obtained from your local government before and during construction. It is your responsibility to engage a local licensed architect or engineer (hint: our structural team can help!) and to consult with your builder to determine and account for both specific site conditions, as well as for compliance with current state, county, municipality and other local laws, codes, ordinances and regulations that may apply to your project.

  • How long will it take to receive my drawings?

Once the payment has been approved, you gain access to an instant download of your plan set. Voila!

  • Once purchased, can I build a plan more than once?

We allow one home to be built per purchase. If you would like to build more than one house, please contact us at hello@hereabouthome.com and we can help you out!

  • What is the client toolkit for?

The client toolkit is all about setting you up for organized success. In it, we’ve outlined the interior and exterior materials that you will need to choose during your building process. The toolkit is fully editable in preview or adobe acrobat, so you can fill it out & share it with your builder once complete. The toolkit and the plans work hand in hand to provide your building team with all of the information they need for pricing and construction.

  • What can your structural team help with me?

Our structural team is a great resource for our customers! Not only do they have knowledge of the design, intent, and engineering, but they also have access to the digital files, which is a great way for clients to save money. The structural team can help review your project for permitting and help obtain the permit, update the design for location specific needs, provide a professional stamp (if needed), and assist in construction administration with your contractor.

Please note that additional engineering fees are not included in our plan prices.

  • Are your plans professionally stamped?

Our plans do not have a professional stamp attached. If your project requires one, we make it easy to work with our engineering team for review and stamping. To determine the applicable requirements for your project, we advise that you consult with the building department with jurisdiction over your project’s location.

  • Do plans include kitchen and bathroom cabinetry design?

Yes! We’ve included detailed interior plans and elevations where cabinetry is included in the design. Every design is based on standard cabinet sizes, so you can easily source your cabinets from IKEA or your local millworker, whatever fits your aesthetic and budget. We geek out about balancing style and function, so you can be assured that the suggestions we offer in these spaces have been very thoughtfully designed.
